How to Apply

Looking to apply to one of our great units? Read our application guidelines below to make sure you have everything you need to have a smooth application process.
  • GETTING STARTED

    Take a look at our available listings and give us a call to schedule a showing for units that interest you.

  • APPLYING

    Once you have viewed the unit you are interested in, you may apply. We require a $100 holding fee per applicant, check or money order only. Once received, a link to our online application will be emailed to you. Our applications include a background and credit check, which are performed by ACRAnet. You can view their privacy policy here. The application process usually takes around 3-5 business days. You can view our requirements for renting here.

  • HOLDING A UNIT

    Once we receive a completely filled out application and a holding fee, we will hold the unit for you as we process your application. We will remove it from our listings and cancel any future showings. Applying is first-come, first-serve, and we do not hold units without a complete application and holding fee.

  • FEES

    We require a $100 holding fee in the form of a check or money order along with your application. No cash is accepted. There is also a $45.50 application fee per applicant (extra $5 if you've lived in Idaho) charged by ACRAnet, which is paid online when you fill out your online application. Co-signer applications are $14.00 per applicant. The holding fee is not cashed while your application is processing. If you are approved and you sign a lease with us, the holding fee will be credited towards your deposit. If you choose to pull your application before we have approved you and/or your Co-signer, your holding fee will be returned to you.


    However, if you choose not to move forward once your or your Co-signer's application is approved, you forfeit your holding fee. The reason for this is to compensate the owner of the rental for the time and risk involved in removing a unit from the listing while we process an application. In a situation where we have kept it off the market for several days, even a week, and you choose to cancel your application, this holding fee compensates the owner for the loss of other potential tenants due to removing the unit from the market.

  • CO-SIGNERS

    If you do not meet our requirements for renting on your own, you will need a co-signer who meets the same guidelines.
